LOAD BEARING WALL REMOVAL
Removing a load bearing wall is a specialist job which should only be carried out by experienced tradesmen.
The term "load bearing wall" covers a range of different scenarios:
1.Taking the weight of a roof
2.Taking the weight of the floor above
3.Carrying a staircase
4.Taking the weight of a gable wall above
5.Carrying a chimney on the floor above
After the wall has been propped for safety, it is removed and either a steel beam or a concrete lintel is inserted under the "load" and packed tightly to ensure a durable and robust job
DAMAGED LINTEL REPLACEMENT
When a lintel is damaged it affects the structural strength of the wall,putting extra strain on other areas of the wall,which in the long term can have a very costly outcome.
The area above the damaged lintel has to be propped for safety ,then,the lintel cut out and replaced.
DOOR SLAP OUTS
Sometimes an door opening is required in a load bearing wall:
1.window changed to patio door
2.French doors into dining room
3.Repositioning of kitchen door due to kitchen design
These all require new lintels to be inserted to take the load from above.
Generally a type "C" 150mm highx100mm wide is used in most slappings (unless the wall is facing brick ) although type "K9" 215mm high x 100mm wide is used where there is a greater span and heavier load.
The services of a structural engineer should be used to assess the load etc as a calculation is usually required for planning permission.
All the work above should be carried out by competent tradesmen with knowledge and experience of working with load bearing walls ,as they all have different risks which have to be addressed before work can commence.
